What Counts as the Farmington Valley?

Most locals define the Farmington Valley as five towns: Avon, Canton, Farmington, Granby and Simsbury. My office is in West Hartford, just over Avon Mountain from Avon, so I also help a lot of buyers compare West Hartford with the Farmington Valley. Check out each town page for more information!

Avon: My Home Town in the Valley

Avon is where I live and the Valley town I know best. It sits between Talcott Mountain and the Farmington River, with the Farmington Valley Greenway running through town, and it's a short drive over Avon Mountain to West Hartford and Hartford. Avon Center, Riverdale Farms and the Route 44 corridor cover shopping and dining, and Fisher Meadows and Buttonball Park cover recreation.

  • One school path. Every Avon student attends Pine Grove or Roaring Brook (K-4), then Thompson Brook (5-6), Avon Middle School (7-8) and Avon High School (9-12).
  • Distinct areas. Avon Center and the Route 44 / Route 10 corridor, Avon Mountain on the West Hartford side, West Avon, the Lovely Street / Arch Road area in the north, and Secret Lake and other lake and association areas.
  • Housing. Colonials on larger lots, contemporaries on the mountain, ranches near the center and a good supply of condos and townhomes.
  • Taxes. Avon's FY 2026-27 mill rate is 31.80, per OPM, well below West Hartford's 46.77. Some homes also pay a district rate on top: Hunters Run Tax District (24.20 mills), Farmington Woods District (13.5994) and Pond Place Tax District (10.74), and Secret Lake Association members pay a flat fee.
  • Home values. Zillow's typical Avon home value was $581,933 in September 2026, up 4.8% over the past year.

My Avon sales: 21 closed Avon transactions since 2019, 10 buyers and 11 sellers. 6 of those closed in 2025 or 2026, including 3 in 2026, and several Avon clients have come back to me for their next move.

Rocky river flowing through green woodland beneath a clear blue sky.

Farmington

Farmington, right next door to Avon, has two distinct villages: historic Farmington village, with colonial-era homes and Miss Porter's School, and Unionville, with a small downtown on the Farmington River. UConn Health, the Westfarms area and the I-84 office corridor are in town, and the Farmington Canal Heritage Trail runs through it. Homes range from condos and townhomes to Unionville Capes, 1960s-1990s colonials and newer luxury homes.

  • Schools. Four K-4 elementary schools (East Farms, Noah Wallace, Union and West District), then West Woods Upper Elementary (5-6), Irving A. Robbins Middle School (7-8) and Farmington High School. Elementary assignment goes by address.
  • Taxes. The FY 2026-27 mill rate is 27.36, the lowest of the five core Valley towns. Some condo communities pay a district rate on top, such as Talcott Glen (21.80) and Farmington Woods (13.5994).
  • Home values. Zillow's typical Farmington home value was $493,692 in September 2026, up 6.7% over the past year.

My Farmington sales: 13 closed Farmington transactions since 2020, 11 buyers and 2 sellers. 6 of those closed in 2025 or 2026, including 2 in 2026.

Heublein Tower rises above its stone base and red tile roofs in Simsbury.

Simsbury

Simsbury has a classic New England center along Hopmeadow Street, summer concerts at Simsbury Meadows, and Talcott Mountain State Park and Heublein Tower right in town. Its villages include Simsbury Center, Weatogue, West Simsbury and Tariffville, from walkable streets near the center to more rural lots in West Simsbury. Colonials on generous lots are the classic Simsbury home, along with Capes, ranches, antiques and condos.

  • Schools. Simsbury Public Schools runs five K-6 elementary schools, then Henry James Memorial School (7-8) and Simsbury High School. Elementary assignment goes by street.
  • Taxes. The FY 2026-27 mill rate is 33.67, plus a 1.33-mill Simsbury Fire District rate for properties inside the district.
  • Home values. Zillow's typical Simsbury home value was $546,565 in September 2026, up 6.3% over the past year.

My Simsbury sales: 11 closed Simsbury transactions since 2019, 7 buyers and 4 sellers. 6 of those closed in 2025 or 2026, including 4 in 2026.

Historic red mill buildings in Canton, Connecticut, framed by dense greenery.

Canton

Canton is the Valley's outdoorsy, artsy corner, home to historic Collinsville, a mill village on the Farmington River with galleries, restaurants and the Farmington River Trail. Homes range from mill-village houses in Collinsville to colonials and contemporaries on wooded lots, and the Route 44 corridor covers daily errands.

  • Schools. Canton Public Schools serves every student in town: Cherry Brook Primary (Pre-K-3), Canton Intermediate (4-6), Canton Middle School (7-8) and Canton High School (9-12). With one school at each level, assignment is simple.
  • Taxes. The FY 2026-27 mill rate is 33.20, down from 33.50.
  • Home values. Zillow's typical Canton home value was $473,212 in September 2026, up 4.6% over the past year.

My Canton sales: 5 closed Canton transactions since 2022, 4 buyers and 1 seller, including 1 in 2026.

Rocky stream flowing through a sunlit autumn forest.

Granby

Granby is one of the most rural Valley towns, with farms, forest, a classic town green, McLean Game Refuge and Salmon Brook. North and West Granby are the most rural parts of town, with colonials and Capes on acre-plus lots, antiques and farmhouses. Granby Public Schools serves every student in town on one path, from Kelly Lane Primary to Granby Memorial High School.

Granby's FY 2026-27 mill rate is 34.47, per OPM, and Zillow's typical home value was $491,344 in September 2026, up 6.1%.

My Granby sales: 3 closed Granby transactions since 2020, 2 buyers and 1 seller. Both buyers closed in 2025.

Farmington Valley Real Estate FAQs

Most local sources define the Farmington Valley as five towns: Avon, Canton, Farmington, Granby and Simsbury.

Among the five core Valley towns, Farmington has the lowest FY 2026-27 mill rate at 27.36, followed by Avon (31.80), Canton (33.20), Simsbury (33.67, plus a 1.33-mill fire district rate inside the district) and Granby (34.47), according to the Connecticut Office of Policy and Management. All are well below West Hartford's 46.77.

Zillow's typical home values for September 2026 ranged from about $473,212 in Canton to $581,933 in Avon among the five core Valley towns, with Farmington at $493,692, Granby at $491,344 and Simsbury at $546,565. Prices vary widely between condos and larger single-family homes.

Yes. Some homes sit in special tax districts or fire districts that charge a rate on top of the town rate. Examples from OPM's FY 2026-27 data include Avon's Hunters Run Tax District (24.20 mills), Farmington's Talcott Glen Tax District (21.80), the Farmington Woods District in Avon and Farmington (13.5994) and the Simsbury Fire District (1.33).
