But multiple offers also create an important question: Which offer should you accept?

The answer isn't always the highest one.

When multiple buyers make offers on your house, you have the opportunity to compare price, financing, contingencies, closing timelines, and other terms before deciding which offer best fits your goals. Understanding those differences can help you take advantage of a competitive situation without automatically assuming the biggest number is the best deal.

What Happens When a Seller Receives Multiple Offers?

When more than one offer is submitted, your Realtor should help you review each one carefully.

Depending on the circumstances, you may decide to accept an offer as written, negotiate with one buyer, or give multiple buyers an opportunity to improve their offers.

One possible strategy is requesting each interested buyer's highest and best offer by a specific deadline. This gives buyers an opportunity to strengthen their price or terms before you make a final decision.

Ultimately, the decision belongs to you as the seller.
