How Do I Choose the Right Realtor to Sell My House?

If you're planning to sell your home, choosing a Realtor can feel surprisingly difficult.

You may know several agents personally. You may see the same names on signs around town. You may have received recommendations from friends or searched online for the best Realtor to sell a house in Connecticut.

But the right listing agent shouldn't simply be the person with the most signs, the highest suggested list price, or the flashiest presentation.

You're choosing someone to help determine how your home enters the market, how it's positioned against competing properties, how offers are evaluated and negotiated, and how problems are handled between listing day and closing.

So what should you actually look for?

Does the Realtor Understand Your Local Market?

Real estate is local.

An agent should be able to explain what's happening in your particular market and how it affects your sale.

That includes recent comparable sales, current competition, buyer activity, typical market times, inventory, and how homes similar to yours are performing.

NAR's seller guidance specifically recommends asking whether an agent is familiar with the market where you're selling and how the agent arrived at the suggested list price.

That's an important distinction.

You don't just want someone who can tell you a number. You want someone who can explain why that number makes sense.

How Will They Determine the Right Listing Price?

Be cautious about choosing an agent simply because they suggest the highest price.

A higher proposed list price sounds great during a listing appointment, but the market ultimately determines what buyers are willing to pay.

Ask the agent to show you the evidence behind the recommendation.

What recently sold?

What's currently competing with your property?

How does your condition compare?

Are there pending properties providing clues about current demand?

What pricing strategy makes sense for your particular home?

The goal isn't to choose the Realtor who tells you the number you most want to hear. It's to choose someone who can build a pricing strategy around actual market information.

What Is Their Plan to Market Your House?

“I'm going to put it on the MLS” isn't much of a marketing plan.

Ask exactly what will happen before and after your home goes live.

Depending on the property and strategy, that could include professional photography, video, digital marketing, social media, online listing presentation, direct outreach, open houses, print marketing, agent-to-agent exposure, and follow-up after showings.

The strategy should also fit the property.

Selling a distinctive luxury home may require a different approach than selling a condo or a house positioned for a broad pool of buyers.

NAR notes that seller-agent services can include marketing, coordinating with buyer agents, handling showings and open houses, negotiating the purchase agreement, and assisting through closing.

How Will the Realtor Communicate With You?

This gets overlooked until the house is already listed.

Ask how communication works before you hire someone.

Will you hear directly from your agent? How will showing feedback be communicated? How often will you discuss activity? If the home isn't receiving the response expected, when will the strategy be reevaluated?

Good communication doesn't mean receiving a phone call every day.

It means knowing what's happening with your sale and understanding why decisions are being made.

You shouldn't have to wonder whether your Realtor has a plan.

How Do They Handle Offers and Negotiations?

Getting an offer is not the end of a Realtor's job.

It's one of the points where experience and strategy can matter most.

Ask how the agent evaluates an offer beyond the purchase price.

Financing, contingencies, deposits, requested concessions, closing dates and other terms can affect the strength of an offer.

If multiple offers arrive, how will they help you compare them?

If an offer comes in low, what's their approach to negotiating?

If an inspection, appraisal or financing issue arises after you accept an offer, how will they help you navigate it?

You want someone who can explain your options without pressuring you into a decision simply because it's the easiest path to closing.

Should I Interview More Than One Realtor?

You absolutely can.

Talking with more than one agent can help you understand differences in pricing recommendations, marketing strategies, communication styles and services.

But I wouldn't turn the process into a contest over who promises the highest price or lowest fee.

Instead, pay attention to the questions each Realtor asks you.

Do they want to understand your timeline? Your priorities? The property's improvements and condition? What you're doing after the sale? Whether you prioritize maximum exposure, convenience, timing or something else?

The selling strategy should be built around both the property and the seller.

Understand the Listing Agreement Before You Sign

Before listing your home, make sure you understand the agreement you're entering into.

A listing agreement outlines the agent's authority to represent and market the property, the services being provided, the agreed sale price, compensation and other terms of the relationship. Agent compensation is fully negotiable and isn't set by law.

Ask questions about anything you don't understand.

Choosing a Realtor isn't only about deciding who you like. You should understand exactly what you're agreeing to and what you can expect in return.

Choose the Realtor With a Strategy You Understand

Ultimately, I think the right Realtor should be able to answer three questions clearly:

What is my home likely worth?

How are you going to position and market it?

What will you do to help me get from listing day to a successful closing?
